Rent-To-Own FAQ's
What is rent-to-own?
Rent-to-Own allows you to move into a Tiny Home right away while your monthly payments go toward purchasing the home.
Who is the Rent-to-Own Program for?
This program is ideal for individuals seeking homeownership without a traditional loan and who are ready to live in a Tiny Home village/community.
Do I own the home during the rental period?
No. While a portion of your rent goes toward the purchase price, ownership transfers to you only after the home is paid in full and all Rent-to-Own agreement terms are met.
Is there an upfront cost?
Yes. A $2,500 security deposit and 1st month payment is required. Delivery and setup fees may also apply, depending on the delivery location and local setup requirements.
Does the security deposit go towards the purchase price?
Yes. The security deposit can be applied to the purchase price at the end of the Rent-to-Own term, provided all agreement obligations are fulfilled.
Do my monthly payments help me buy the home?
Yes. A portion of each monthly payment is applied toward the purchase price, and the home will be paid off by the end of the agreed term.
What if I decide not to buy the home?
You may choose not to complete the purchase; however, all rent payments, fees, and deposits are non-refundable, and the agreement will be considered in default.
Who pays for repairs and maintenance?
As the future owner, You are responsible for all maintenance, repairs, and upkeep of the home.
Is there a downpayment required?
No down payment is required. However, any additional money paid upfront will go directly toward the purchase price and can reduce your monthly payment amount. Even though there is no down payment required, there are some upfront charges needed, such as a security deposit, sales tax, 1st month rent payment, delivery and setup fees.
Is the purchase price set in advance?
Yes. The purchase price is typically agreed upon at the time the contract is signed.
Can I qualify with less-than-perfect credit?
Yes. The Rent-to-Own program is designed to help buyers achieve homeownership even with imperfect credit.
Does Rent-to-Own help build my credit?
No. Payments are not reported to credit bureaus.
What happens if I miss a payment?
Late or missed payments may result in the default of the agreement and the cancellation of your option to purchase. Communication and on-time payments are essential.
Is Rent-to-Own right for me?
Rent-to-Own can be a great path to ownership, but it’s important to fully understand the terms and commitments before signing an agreement.
Can I put a Rent-to-Own home in my backyard or personal property?
No. The Rent-to-Own program is only available for homes placed in a Tiny Home village/community, or possibly a campground/RV park.
Is the lot rent included in the Rent-to-Own payment?
No. Lot rent is separate and paid directly to the lot owner under a separate agreement.
Are the appliances included?
No. Appliances are not included in the purchase price. You may provide and install your own appliances, or we can supply and install them for an additional cost.
Do I have to pay sales tax on a Rent-to-Own purchase?
Most likely, yes. Sales tax requirements vary based on the delivery location and local regulations.
